Crystal Beach is Texas at its finest. Drive, park, barbeque, swim, fish, build sandcastles, have events, or just relax on this beautiful and convenient beach. The beach house has everything you could need to enjoy your vacation. The home is lifted over 9-1/2 feet off of the ground, and the entire space is a finished patio with swinging benches, rocking chairs, bar chairs, tables, and a bar with a sink. Outdoor speakers with a Bluetooth sound system, hanging string lights, tons of games and a G-6 Tranquility Series 6 Person Spa make this space a paradise. The upper decks are spacious and include sunny, shady, and even screened-in deck areas. Seating and lighting is plentiful, and you can even hear the ocean waves at the front of the neighborhood. Walk inside to your open-concept luxury kitchen, dining, and living spaces. The kitchen is fully-equipped with everything you could possibly need to host your family or friends. The kitchen and island area seat 12 people comfortably. Small appliances not shown in pictures include a toaster and a crock pot. The living room has comfortable seating for 8-10 people and a large Roku TV with a sound bar and a subwoofer. You’ll find board games and puzzles in the entertainment center. How about a game day, game night, or a movie night? The master suite has a king bed, a 32” Roku TV, a ceiling fan, and solid wood furniture with built-in accent lighting. This bedroom features an en-suite bathroom with granite countertops, a river stone-floored walk-in shower and a large walk-in closet. You’ll find extra towels and blankets, as well as a box fan, and first aid kit in the closet. Bedroom 2 has a queen bed, a 32” smart TV, a ceiling fan, and solid wood furniture. The closet has extra blankets, a box fan, and a roll-away bed. A Jack-and-Jill bathroom connects bedroom 2 and bedroom 3. The bathroom features granite countertops and a large shower / bath combo with glass doors. Bedroom 3 has a bunk bed (twin over full) with a twin trundle, a 32” Roku TV, a ceiling fan, and solid wood furniture. In the closet you will find extra blankets and a toy chest with some goodies for the younger kids. Bedroom 4 has 2 bunk beds (twin over fulls), with a 32” smart TV featuring Chromecast and Apple AirPlay. This bedroom has an en-suite half bath and a dedicated mini-split HVAC unit. Bedroom 4 is on ground level separate from the rest of the home, and has its own private exterior entrance. The laundry room in the master bathroom has a full sized washer and dryer, and an iron and ironing board. The garage has a stand-up deep freezer and an additional refrigerator. We have an honor system set up for the deep freezer where we keep 100 pounds of ice ready for guests at all times. This allows you to have ice for your entire stay without having to run to The Big Store (less than 1 mile away). Please do not use the ice if you’re unable to refill it before your departure. The garage also features beach chairs, a beach wagon, and a rotating supply of beach toys that you are welcomed to bring to the beach, and a number of games and entertainment options for use at the property. There is a private outdoor shower with hot and cold water to rinse off after coming back from the beach, before getting in the spa, or just for enjoying a solid outdoor shower. We have a dog run! Your dog (30 pounds or less) can roam the entire upstairs patio space and take the stairs down to a fenced-in grass yard. We work hard to maintain a place that you and yours can enjoy. Please read through and ensure you agree to everything in the ***SHORT-TERM RENTAL AGREEMENT and ADDENDUM A - RENTAL RULES*** in the House Rules section. This is important to keep you safe and informed. ❈ If you are planning a drunken party, please choose a different location. We have some full-time resident neighbors. Quiet hours are 10:00 pm to 8:00 am. ❈ Person booking should be at least 24 years old and have a government issued photo ID on file with the booking platform. ❈ Be sure to add your dogs to the reservation. Dogs are never allowed on furniture or in beds. If your dog is allowed to get on your bed and on your furniture, they probably won't be a good fit for our property. Dogs are also never to be left at the home unattended unless they are in a crate that you provide. ❈ For your safety, the cargo lift is not operational. ❈ Due to the downstairs toilet being so close to sea level, it will be out of order after heavy rains as there is not enough hydrostatic pressure for it to flush.

House Rules

The Swell Life - Short-Term Rental in Crystal Beach, TX ***SHORT-TERM RENTAL AGREEMENT and ADDENDUM A - RENTAL RULES*** This Short Term Rental Agreement (the “Agreement”) is made by and between Kelsey and Curtis Ardoin (Owners) and GUEST/ PERSON BOOKING, (“Guest”) as of the electronic acceptance date of this booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Term of the rental: The rental period begins at 4:00 pm on the check-in date in the reservation and will end at 10:00 am on the check out date. Check in time is 4:00 pm and check out time is 10:00 am. Rental Rules: Guest agrees to abide by the Rental Rules attached as Addendum A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Should Guest violate these rules, Owner reserves the right to cancel this rental immediately with no refund due to Guest. Rental Rate and Fees: The rental rate shall be as stated on the booking platform or as quoted if booking directly with Owner. Booking Person ID and Requirements: Person booking should be at least 24 and have a government issued photo ID on file with the booking platform or with the Owner. You can not book for other people if you will not be staying the entire booking period. Reach out to us if you are under 24 and have 5-star reviews, and we can talk about the options. Financial Responsibility: Person booking acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party's negligence or abuse. Security Deposit: Guest shall submit a security deposit per the terms of booking platform or in the amount of $200 if booking directly. Said security deposit shall be returned to Guest after departure, less any deductions for damages. In addition, should said damages exceed coverage, Guest hereby assumes all liability for reimbursement to the Owner for any damages caused by Guest and their party within 5 (five) business days of receipt of invoice from Owner. Condition of Property: Guest shall return the premises in the same condition as received. As a part of the rental agreement, Guest will pay a cleaning fee as disclosed on the booking platform which includes normal “turn” cleaning. Guest agrees they will be responsible for excessive additional cleaning if needed, and hereby agrees to have excessive cleaning deducted from their security deposit, at Owner’s sole discretion. Guest also agrees to leave the property in good condition with all items, furniture, etc in the same place as where they found them upon arrival. Access: Guest shall allow Owners access to the property for purposes of repair and inspection. Owners shall exercise this right of access in a reasonable manner. Travel Insurance: We recommend that you purchase third-party travel insurance to cover a broad array of possible damages and losses. We are unable to offer refunds for cancellations that are outside of our control. Cancellations: Guests are advised that the cancellation policy shall be enforced as described on the booking platform. If booking directly, the cancellation policy is: To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in If guest cancels at least 30 days before check-in, they will also receive a full refund. If guest cancels between 15 and 29 days before check-in, they will be refunded 30% of the total accommodations for all nights. If guest cancels between 7 and 14 days before check-in, they will be refunded 50% of the total accommodations for all nights. If guest cancels 6 or less days before check-in, no refund is given. Note that the cancellation policy does not change due to weather or any other circumstances. See information above regarding travel insurance. No Assignment or Subletting: This Agreement shall not be assigned, nor the premises sublet without the prior written consent of the Owner. Guest acknowledges that they will personally occupy the property for the entire lease or rental period and will not sublet any portion of the property. Violation of these terms shall give Owner the right to immediately evict Guest and terminate this Agreement, and Guest will forfeit any right of return of any monies paid to date including any security deposit. Indemnification: Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury, illness, and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants. OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, loft area, hot tub and any and all other activities on the premises. Guest specifically accepts ALL liability for use of hot tub on the property and understands that Owner and Owner’s Agent shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said hot tub. Guest accepts said liability by voluntary use of said hot tub. Entire Agreement: This document and any attached addenda constitute the entire agreement between the parties. No oral statements shall be binding. This Agreement may only be amended by a written document duly executed by all parties. It is the intention of the parties that if any portion of this Agreement is invalid for any reason, such invalidity shall not void the remainder of the Rental Agreement. GUEST ACKNOWLEDGES THAT THEY HAVE REVIEWED AND UNDERSTAND THE TERMS OF THIS AGREEMENT and the Rules and Regulations attached, and agree to be bound by them. Guest and Owner acknowledge that this document is available for review on the booking platform and it is implied that this Agreement is legally binding acceptance of all terms and conditions, the same as if Guest had actually executed the Agreement in person. ADDENDUM A - RENTAL RULES By making a reservation, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property. Parties: Parties are not allowed. If you're planning a drunken bash, please choose a different location. We have some full-time resident neighbors. Quiet hours are 10:00 pm to 8:00 am. Occupancy: If you bring more people of any age at any time during your stay than reflected on your reservation you will be asked to leave without a refund, or there will be an additional charge of $100 minimum per person per night for additional guests. We allow 12 guests max. Occupancy needs to be entered correctly at the time of booking. If you need to add people later on and it’s still 12 or less, just message us and we’ll help you adjust it. We don’t get to travel much due to our toddler having extreme motion sickness so when we do, we look forward to being able to finally relax and wind down from the 4 hour drive. As soon as we arrived , the hot tub was calling our name! House was spotless and the kids loved everything about it. Tons of toys and games! They wished it had a pool but I reminded them that the beach was right down the road so we spent most our time there swimming and relaxing. After the beach it was extremely nice to be able to shower outside to get the sand off the kids before we made our way inside to make dinner and bedtime! It’s an extremely quiet neighborhood so the top deck was where I would go and watch the sunrise and smell the nice ocean breeze! Finally let’s talk about cleanup! Checkout was the easiest I have ever experienced which I’m so appreciative of especially when our kids don’t wanna get up in the morning or even leave the beach! 1,000 % would recommend this place and would defini stay again!

Kelsey and Curtis’s listing was even better than expected! They were so friendly and helpful, I loved the added things to do for kiddos, beach towels, boogie boards etc. Everything was so clean and really top notch. I can’t wait to book with them again for our next beach trip!

Find us

Any vehicle will be able to access the neighborhood and the beach. Golf carts are also a standard form of transportation for most in Crystal Beach. Several local businesses are set-up for rentals. Most rentals are done by the day, weekend or week and include delivery and pick-up. We have listed a few rental companies in our Guidebook.
