You’ll notice that it’s the only cabin you can see in the front of the property and that you’ll have plenty of space to enjoy. This is very rare in the area! The cantilever barn along the driveway was built around 90 years ago when the property was used as a tobacco farm. The forest of trees, seasonal streams, and the mountainside to the South are all part of your 6 acre retreat. You’ll have level parking for 4 cars right next to one of the three staircases to the cabin. There is a big fire pit overlooking the property with a view of Bluff Mountain. There is currently a ton of cut and fallen firewood that you are free to gather from the property. There is a charcoal BBQ pit in the fire pit area. Light a fire, grab the cornhole boards and a beverage and enjoy your evening at Pleasant Acres! The cabin has 135 ft of deck for you to enjoy. The front deck is our favorite spot to relax and enjoy the beautiful Smoky Mountain weather. We have a swinging bench, 4 rocking chairs, & a hammock. The nights on the decks are serene with animal sounds and rustling trees. The back deck features a private hot tub, a log futon and two rocking chairs. The closest neighbors to the back are ~275 feet away and separated by a tree line. The front door of the cabin will lead you to an open floor plan living room outfitted with all new leather furniture. The whole family can enjoy this large space which flows into the dining area and full kitchen. The 65” smart tv in the living room is connected to the wifi that you can also connect your personal devices to. There is a ton of free content on the TV’s. Feel free to sign into your Netflix or other accounts. There is a sound bar with a subwoofer for playing music or creating a theater experience with a movie. The large kitchen is well-equipped and includes dishes, glasses, utensils, cookware, grilling tools and linens. We also have a crock pot, a toaster, a blender, a Keurig that makes single cups, and a separate drip coffee maker. There are three bedrooms and three bathrooms. All bedrooms have all brand new furniture and memory foam mattresses. The master bedroom is downstairs with a King bed, reading chair, ceiling fan, luggage racks, a 32” smart TV, closet and an in-suite full bathroom. Bedroom 2 is also downstairs with a Queen bed, ceiling fan, luggage racks, a 40” smart TV and a closet. The second full bathroom is downstairs just outside of Bedroom 2. Bedroom 3 is very large and has TWO King beds and FOUR twin beds. No kids fighting over who gets the top bunk. A ceiling fan and luggage racks are also provided for this room. There is a 65” smart TV and a large Connect 4 on the wall. This is a true bedroom with a door and a closet. The third full bathroom is just outside Bedroom 3 and has two sinks. The game room has a 20 foot bar with stools that overlook the living room. There is plenty of space to enjoy the pool table, dart board, & arcade games. You will also find books for kids and adults throughout the cabin, and games and toys in the downstairs hallway. This is important to keep you safe and informed. ❈ If you are planning a drunken party, please choose a different location. We have some full-time resident neighbors. Quiet hours are 10:00 pm to 8:00 am. ❈ Person booking should be at least 24 years old and have a government issued photo ID on file with the booking platform. ❈ Be sure to add your dogs to the reservation. Dogs are never allowed on furniture or in beds. If your dog is allowed to get on your bed and on your furniture, they probably won't be a good fit for our property. Dogs are also never to be left at the home unattended unless they are in a crate that you provide. ❈ For your safety, the fenced-in area around the 90-year-old cantilever barn is not accessible.

House Rules

Pleasant Acres - Short-Term Rental in The Smoky Mountains ***SHORT-TERM RENTAL AGREEMENT and ADDENDUM A - RENTAL RULES*** This Short Term Rental Agreement (the “Agreement”) is made by and between Kelsey and Curtis Ardoin (Owners) and GUEST/ PERSON BOOKING, (“Guest”) as of the electronic acceptance date of this booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Term of the rental: The rental period begins at 4:00 pm on the check-in date in the reservation and will end at 10:00 am on the check out date. Check in time is 4:00 pm and check out time is 10:00 am. 2. Rental Rules: Guest agrees to abide by the Rental Rules attached as Addendum A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Should Guest violate these rules, Owner reserves the right to cancel this rental immediately with no refund due to Guest. 3. Rental Rate and Fees: The rental rate shall be as stated on the booking platform or as quoted if booking directly with Owner. 4. Booking Person ID and Requirements: Person booking should be at least 24 and have a government issued photo ID on file with the booking platform or with the Owner. You can not book for other people if you will not be staying the entire booking period. Reach out to us if you are under 24 and have 5-star reviews, and we can talk about the options. 5. Financial Responsibility: Person booking acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party's negligence or abuse. 6. Security Deposit: Guest shall submit a security deposit per the terms of booking platform or in the amount of $200 if booking directly. Said security deposit shall be returned to Guest after departure, less any deductions for damages. In addition, should said damages exceed coverage, Guest hereby assumes all liability for reimbursement to the Owner for any damages caused by Guest and their party within 5 (five) business days of receipt of invoice from Owner. 7. Condition of Property: Guest shall return the premises in the same condition as received. As a part of the rental agreement, Guest will pay a cleaning fee as disclosed on the booking platform which includes normal “turn” cleaning. Guest agrees they will be responsible for excessive additional cleaning if needed, and hereby agrees to have excessive cleaning deducted from their security deposit, at Owner’s sole discretion. Guest also agrees to leave the property in good condition with all items, furniture, etc in the same place as where they found them upon arrival. 8. Access: Guest shall allow Owners access to the property for purposes of repair and inspection. Owners shall exercise this right of access in a reasonable manner. 9. Travel Insurance: We recommend that you purchase third-party travel insurance to cover a broad array of possible damages and losses. We are unable to offer refunds for cancellations that are outside of our control. 10. Cancellations: Guests are advised that the cancellation policy shall be enforced as described on the booking platform. Note that the cancellation policy does not change due to weather or any other circumstances. See information above regarding travel insurance. 11. No Assignment or Subletting: This Agreement shall not be assigned, nor the premises sublet without the prior written consent of the Owner. Guest acknowledges that they will personally occupy the property for the entire lease or rental period and will not sublet any portion of the property. Violation of these terms shall give Owner the right to immediately evict Guest and terminate this Agreement, and Guest will forfeit any right of return of any monies paid to date including any security deposit. 12. Indemnification: Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury, illness, and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants. OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, loft area, hot tub and any and all other activities on the premises. Guest specifically accepts ALL liability for use of hot tub on the property and understands that Owner and Owner’s Agent shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of said hot tub. Guest accepts said liability by voluntary use of said hot tub. Entire Agreement: This document and any attached addenda constitute the entire agreement between the parties. No oral statements shall be binding. This Agreement may only be amended by a written document duly executed by all parties. It is the intention of the parties that if any portion of this Agreement is invalid for any reason, such invalidity shall not void the remainder of the Rental Agreement. GUEST ACKNOWLEDGES THAT THEY HAVE REVIEWED AND UNDERSTAND THE TERMS OF THIS AGREEMENT and the Rules and Regulations attached, and agree to be bound by them. Guest and Owner acknowledge that this document is available for review on the booking platform and it is implied that this Agreement is legally binding acceptance of all terms and conditions, the same as if Guest had actually executed the Agreement in person. ADDENDUM A - RENTAL RULES By making a reservation, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property. Parties: Parties are not allowed. If you're planning a drunken bash, please choose a different location. You will be on six private acres. This amount of privacy and space is amazing in the Smokies and the nights are serene with animal sounds, rustling trees, and beautiful Tennessee weather. Please keep in mind that sound travels in the mountains. We have some full-time resident neighbors. Quiet hours are 10:00 pm to 8:00 am. Occupancy: If you bring more people of any age at any time during your stay than reflected on your reservation you will be asked to leave without a refund, or there will be an additional charge of $100 minimum per person per night for additional guests. We allow 12 guests max. Occupancy needs to be entered correctly at the time of booking. If you need to add people later on and it’s still 12 or less, just message us and we’ll help you adjust it. Driveway Camera: There is a security camera on the cabin's exterior south wall that faces the parking area and entry stairs. It records anytime it detects movement. The recordings are saved and can be reviewed. If we receive indication that house rules are being violated, we have the ability to access the camera in real time. Hot Tub: Use the hot tub at your own risk. The hot tub is cleaned prior to your arrival. It may take 4-6 hours to heat up to 100-102 degrees. If another guest checked out on the day you arrive, it may be until late that night that the temperature is cozy. Please don’t turn the spa higher than 102 degrees...

We had a wonderful weekend away with our family! Kelsey and Curtis were caring and responsive hosts when we had questions. Our kids loved the game room and the big loft bed area. From the moment I book the host was there to answer all my questions and help me with everything we needed. We received clear instructions on how to get there and getting was a breeze even at night time. I requested a Christmas tree for my kids since we spend Christmas and New Years there and the host delivered; Thank you! The place is beautiful, well decorated, kitchen was equipped with everything you need to cook (we cooked everyday), rooms were nice, beds comfortable, plenty of space for the 9 of us to spend 11 days without feeling on top of each other. We loved the balcony, walking around the property, and the neighborhood. We didnt have any issues at all. We even had extra things like toilet paper, garbage bags, paper towels and coffee that usually we do not get in other houses. Supermarket was fearly close and plenty of things to do like coasters, museum, and restaurants are within a short drive. We all loved it and each one of left us with great memories of our ttime spend.

We can't speak highly enough of this cabin! The views and the surrounding area were awesome! The cabin itself was great. Really comfortable furniture and the whole family raved about how well they slept in the beds. The kids loved the room upstairs with all the beds and the massive TV. Kelsey and Curtis were really quick to respond to the couple very minor things that came up and we were able to get them all resolved quickly. A more electronically inclined person probably could have resolved the issues without even reaching out to the hosts! But Kelsey and Curtis were super nice and not bothered at all with any of the questions we sent their way. 10/10 perfect stay, would stay here again!

This was our second time staying here and we loved it just as much as the first. The location is peaceful and secluded with a large yard that was perfect for our dogs. It is close enough to Pigeon Forge and Gatlinburg that we were able to enjoy shows and activities every day while still having a quiet place to come back to. The cabin is comfortable and has everything you could possibly need. It has become our favorite place to stay when we travel to Tennessee.

The house is exactly as described in the listing. It is private and secluded, which means you do have to take a few back roads to get to it, but that is what makes it private. The owners gave very clear instructions for how to navigate the back roads. It is a great house for kids due to the numerous beds upstairs and the numerous games available in the house. While secluded, you can get to a grocery store/gas station etc. in 10 - 12 minutes. It took use about 25 minutes to get Dollywood with traffic but we were there during a very busy week.
